Look closer at future supply, the people who are likely to live there, access, build quality and the developer's ability to deliver the wider place—not only the building.

The clearer question is not whether Dubai is moving. It is whether this address, at this moment, makes sense for your objective.

Off-plan or ready? Start with the reason you are buying.

Off-plan and ready property solve different problems. A staged payment plan may suit one buyer; immediate use, visible quality or existing rental evidence may matter more to another.

Before comparing projects, define the intended use, your timeline, available liquidity and how much uncertainty you are comfortable carrying through construction and handover.

Once those answers are clear, the format becomes a practical choice rather than a sales preference.

Before the brochure: five questions worth asking.

Who is the likely end user? What else is planned nearby? What has the developer delivered before? How is the project registered and funded? What needs to happen for the property to work for you at handover?

Good presentation helps you understand a vision. Good due diligence helps you understand the decision behind it.

Ask for the project registration, escrow details, current progress and the full payment and handover picture before treating any launch as an opportunity.
